A Residential Scheme, Built Upward

Town-centre sites rarely give you a blank canvas. At Sloane House, the brief was to grow a residential scheme up from a structure that was already standing — turning it into 62 one and two-bedroom apartments across four floors.

Appointed as main contractor, Kojo coordinated every package on site: from the heavy structural engineering at roof level down to the final coat of paint in each apartment. The headline challenge was an entirely new top floor, raised on a structural steel frame and Metsec framing system above the three existing storeys.

Add floors to a live structure in a built-up location and the margin for error is small. Deliveries have to be timed, the crane choreographed around the working street, and the new structure has to land precisely on the old.

Building Up: The Steel Frame

The additional storeys were formed using a structural steel frame and Metsec framing system, erected directly above the existing building. Here's how it came together.

Steel Delivery

Primary steel sections arrive on site and are craned into position — every delivery timed around the working street.

Frame & Floors

The new top-floor steel frame is erected above the existing three storeys, paired with engineered timber joists to form the floor plate.

SFS & Weatherproofing

Light-gauge SFS framing forms the new walls; terrace decks are membrane-laid and external walls weatherproofed at high level.

Internal Fit-Out

Drylining, plumbing, electrical and carpentry delivered in-house, in sequence, to a handover-ready finish.

Adding a floor to a building that's already standing is all about precision — the new structure has to land exactly on the old.

62 Finished Homes

The result is 62 bright, contemporary apartments. Inside, open-plan kitchen and living spaces are finished in a clean, neutral palette designed to feel light and easy to live in, with quality fixtures carried through to the bathrooms.

Sloane House Now

Completed, Sloane House is a collection of one and two-bedroom apartments in central Aylesbury. According to the development's own marketing, residents enjoy on-site amenities alongside the private terraces on the upper floor — with the shops, cafés, markets and theatre of an established town centre right on the doorstep, and London Marylebone within easy reach by train. (Sales and marketing of the finished homes are handled independently of Kojo Construction.)
